Terms of Use
Last updated: [date to be set at publication]
Welcome to this website. By using this site you agree to these terms. If you do not agree with them, please do not use the site. We have kept them short and readable.
In these terms, "we", "us" and "our" mean the home loan and mortgage broking service associated with Amit Kumar, an Authorised Credit Representative operating under Mortgage Australia Group, of Leppington, New South Wales.
Using this site
You are welcome to browse the site and use the enquiry form to ask about home loan options. In return, you agree to use it honestly and lawfully. Please do not:
- submit false or misleading details in the form,
- use the enquiry form to send spam, abusive, or unlawful content,
- try to break, overload, or gain unauthorised access to the site, or
- copy or reuse our content for your own commercial purposes without our permission.
This site is general information only
The information on this site is general in nature. It is not personal credit advice and does not take account of your objectives, financial situation or needs. Any rates, repayments, savings or other figures shown on the site are illustrative examples only and are not an offer of credit or a guarantee of any outcome, approval, rate or saving. Before we provide any credit assistance, we give you a formal Credit Guide and, where relevant, a Credit Quote and Credit Proposal. Please read the Credit Guide / Important Information section before relying on anything on this site. For advice about your own situation, contact us and we will talk it through with you.
Enquiries
When you fill in the enquiry form, you are sending us a request to get in touch, not an application for credit and not a commitment by either of us. Sending an enquiry does not create a client relationship and does not mean any loan has been arranged or approved. We will reply to discuss your options, and any credit assistance only begins later, under the separate Credit Guide and after we have spoken.

Accuracy and availability
We try to keep the information on this site current and correct, but loan products, rates, lender panels and eligibility rules change often, so we cannot promise the site is always complete, accurate or up to date, and the site may occasionally be unavailable. To the extent the law allows, we provide this site "as is".
Liability
Nothing in these terms excludes any rights or guarantees you have under the Australian Consumer Law, the National Consumer Credit Protection Act, or other laws that cannot be excluded. Where the law allows us to limit our liability, our liability to you for anything connected with this site is limited to resupplying the relevant part of the site or service, or paying to have it resupplied. We are not liable for indirect or consequential loss arising from your use of the site, to the extent the law permits.

Credit Guide / Important Information
Last updated: [date to be set at publication]
This is important information about the mortgage broking service shown on this site. It is a plain-English summary for the website. It is not the formal Credit Guide. A formal Credit Guide is given to you before any credit assistance is provided, as the law requires.

He provides credit assistance under the Australian Credit Licence held by Mortgage Australia Group (Australian Credit Licence number 377294). What "general information only" means
The content on this website is general information only. It is not personal credit advice and does not take account of your objectives, financial situation or needs. Any figures, rates, repayments or savings shown anywhere on the site are illustrative examples, not offers of credit and not a guarantee of any approval, rate, saving or outcome. You should not act on anything here as if it were advice about your own situation. We are happy to give you advice tailored to you once we understand your circumstances.
How credit assistance actually works
If you choose to go ahead, we will:
- give you a formal Credit Guide that sets out our details, the lenders we work with, how we are paid, and your dispute-resolution rights;
- talk through your situation and what you are trying to do;
- assess what is suitable and propose options, giving you a Credit Quote and Credit Proposal where required before any work begins; and
- help you apply to the lender you choose.
We work with a panel of 40+ lenders including the major banks, with access to a wide range of home loan products. We are not owned by a bank and the choice of lender and product is always yours.
How we get paid
We want to be straight about this, because it is a fair question. In most cases our service costs you nothing directly for a standard home loan: the lender you choose pays us a commission once your loan settles. There is usually an upfront commission (a percentage of the loan amount) and an ongoing trail commission (a smaller amount each year the loan stays in place). Commission amounts differ between lenders, and we will tell you the actual amounts that apply to your loan in the Credit Guide and Credit Quote before you commit to anything. If a particular matter would involve a fee payable by you, we will tell you clearly and in writing before you agree to it. Being paid by the lender does not change our duty to find a loan that suits you; we explain how we manage that in the formal Credit Guide.
Acting in your best interests
By law (the Best Interests Duty that has applied to mortgage brokers since 1 January 2021) we must act in your best interests and put your interests ahead of our own when we provide credit assistance. That means our loan recommendations are based on what suits your situation, not on which lender pays us the most. The formal Credit Guide explains this duty and how we meet it.
Questions or complaints
For anything about this information, or to raise a concern, contact us using the enquiry form on this site or by phone on 0433 031 309 (email: [contact email to be supplied]). If we cannot sort it out together, you can contact AFCA (details above).
Important demo note (must be removed or confirmed before real use)

Before this site is used for any real purpose, every credential and every figure on this page must be confirmed as current by Amit Kumar and by Mortgage Australia Group's compliance function, the wording must be checked against the licensee's required Credit Guide and disclosure standards, and the whole site must be reviewed and signed off by a qualified Australian lawyer.
